Place/location can’t be changed, but the more emphasis we place on the product (staging, repairs, renovations) and promotion (marketing, advertising, networking) the less reliance we have to place on price to get the home sold. However, it is important to know that your property gets the most attention when it first comes on the market. Making sure the asking price is attractive when the interest and activity are both high is essential for a well-timed sale. The first 2-3 weeks are the sweet spot of real estate. Your home is the new kid on the block that everyone wants to meet. The newness can never be regained in full.
